YOU ARE HEREBY URGED to respond to the Complaint in the above-referenced Complaint and to provide Plaintiff’s Counsel with a copy of your response within twenty (20) days of service of this subpoena, excluding the date of service, or within thirty (30) days after service is complete if service is made by means other than personal service within the State. The United States of America, if named as a defendant in this complaint, may respond or appear within sixty (60) days of service. Your failure to appear or respond will result in a default judgment against you for the remedy requested in the complaint. In the event that there is a shortfall from the sale proceeds, judgment may be entered against you.

COMMUNICATION ABOUT THE TYPE OF ACTION AND ACTION REQUESTED
THE PURPOSE of the above lawsuit is to foreclose on a mortgage securing the sum of $219,000.00 and interest filed on May 7, 2012 at Liber 6420 on page 1006 of the public records of ALBANY County, New York and known premises covers as 137 NORTH PINE AVENUE, ALBANY, NY 12203.
The remedy sought in the Complaint is a final judgment ordering the sale of the premises described above in order to settle the debt secured by the mortgage described above.
ALBANY County is the designated venue because the properties affected by this lawsuit are located in that county.
NOTE

YOU ARE AT RISK OF LOSING YOUR HOME

If you fail to respond to this subpoena and complaint by providing a copy of the response to the attorney for the mortgage company that instituted this foreclosure proceeding against you and filing the response with the court, a default judgment may be entered and you may lose your right home.

Speak to an attorney or contact the court in which your case is pending for more information about responding to the subpoena and protecting your property.

Sending a payment to the mortgage company will not stop the foreclosure.

Sealed bids will be received by the time specified below. Bids received after this time will not be accepted and will be returned to the bidder unopened. Bids are opened publicly and read out via a virtual bid opening after a specified entry time. All interested parties are invited to take part in the virtual offer opening. Bids must be exclusive of New York state sales and use taxes on materials and supplies incorporated into the work, the owner being exempt.

OFFERING DOCUMENTS
It is the intention of this project to be both environmentally and fiscally responsible for the use and consumption of paper. Therefore, documents are distributed as digital sets. Bid documents, drawings and specifications may be viewed free of charge online at www.csarchplanroom.com under “Public Projects” beginning January 23, 2023 or electronically downloaded for a non-refundable fee of one hundred dollars (US$100.00).
Complete sets of offering documents, drawings and specifications on CD or USB flash drive may be obtained from Rev, 28 Church Street, Warwick, New York 10990, Tel: (877) 272-0216, upon deposit of the sum of one hundred dollars ( $100.00). Checks or money orders are payable to Guilderland Central School District.
Each bidder must post a bidding security deposit in the amount and form specified in the Bidder Instructions. All bids are subject to the acceptance period of forty-five (45) days after the opening of the bid. The owner may, at its sole discretion, release any bid and return the bid security prior to this date.
A pre-bid conference will take place on Wednesday, February 1, 2023 at 3:15 p.m. Please follow the instructions in the bidder instructions. Attendance at this meeting is encouraged as the owner, architect, site manager and consultants will be present to discuss the project. Attendees should expect a Q&A session. The architect will provide notes of addendums to all listed bidders in response to questions arising at the conference.
